Beach Island Resort & Marina and Lakeview Marina & Campground
On August 10, 2022, Windlass Marinas – an alternative asset management firm specializing in direct investment in marina operating companies – is pleased to announce the acquisition of Beach Island Resort & Marina and Lakeview Marina & Campground for $16 million.
Located just 20 miles north of Knoxville, TN, Beach Island and Lakeview are located around Norris Lake, the leading recreational lake in the Tennessee Valley Authority system. Comprising more than 100 acres in total, including 300 RV/Campground sites, nearly 600 wet slips and mooring buoys, 1 restaurant and bar and more amenities, the area is projected to generate $5 million revenue in calendar 2022. With high demand and waiting lists for wet slips and storage, the Beach Island and Lakeview acquisition offers the opportunity for size, scale and expansion with a new focus on operational efficiencies.

This acquisition highlights the expanding commercial real estate passive investment opportunity in the Marina and Services Market.
We were excited to join lead sponsor Windlass Marinas to raise approximately $4.5 Million to purchase this asset. Our investors will enjoy a preferred monthly return of 10%, with a 5-to-7 year hold time and a potential IRR of 15% on exit.
